Two addresses on Easy Street account for most of Carefree's fall. The Sanderson Lincoln Pavilion and Carefree Desert Gardens sit at 101 Easy Street. From October through Thanksgiving weekend, the farmers market, the glass pumpkins, the Saturday music, the November art show and the holiday lighting all happen there. Next door at 99 Easy Street is Los Portales Mall, the stained-glass-domed landmark that has anchored the Town Center since the 1980s. This summer the Town announced that the building has new owners who plan to redevelop it as Orchard Street Market.
That puts this season in an unusual spot. The calendar is as full as it has ever been, and the building in the middle of it is between tenants and owners' plans. Here is the schedule, followed by what has actually been decided next door.
The fall calendar, block by block
Most of these dates come from the Town of Carefree, Visit Carefree and the Carefree-Cave Creek Chamber listings for 2026.

The first weekend of October is the busiest of the season. The farmers market opens its October-to-May season on Friday, Oct. 2. The Glass Pumpkin Patch opens at the Pavilion the same day. Gregory Tomb of AZ Glassblowing Studio hosts the patch, and part of the sales benefit Foothills Food Bank, according to The Foothills Focus. On Saturday evening, Focus Astronomy Outreach sets up telescopes for Carefree Under the Stars at Our Lady of Joy.
Ben Bolt opens the Pavilion's Saturday music series that same Saturday, Oct. 3. The sources disagree on his start time. Visit Carefree's general lineup lists the usual 1 to 3 p.m. slot, while the Town calendar and the pumpkin patch page list a noon special performance, so check the morning of. After that the series runs Fort Vine on Oct. 31, Scott Jeffers from the Traveler on Nov. 14, Fooji Magoo on Nov. 21, Brian Grant from the Grant Brothers on Dec. 5, Nancy & Neil on Dec. 12, Darrell Doepke on Dec. 19 and Tyler Nielson on Dec. 26.
Carefree Art Night returns on third Thursdays from October through May. October's is on the 15th.
The November art show has a different name this year. Thunderbird Artists bills the Nov. 7–8 weekend as the 33rd Annual Fall Carefree Garden Art Experience, so search that name rather than the wine-festival name some people still use. Visit Carefree lists its hours as 10 a.m. to 5 p.m. in the Desert Gardens and Pavilion.
Thanksgiving Saturday, Nov. 28, fills the whole day. Kiwanis Christmas for the Kids comes first. The Chamber lists it from 8 a.m. to noon and Visit Carefree lists it from 10 a.m. to 4 p.m., so check with Kiwanis Carefree closer to the date. Carefree Lights Up! follows that evening. As of this writing, the Chamber says more details on the lighting are still to come.
Restaurant Week, Oct. 19–25
Fall Carefree Restaurant Week is the one event this season that sends people out into the rest of downtown. The Carefree Restaurant Association runs it. Some restaurants offer a special lunch menu, and others serve two-, three- or four-course dinners for $33, $44 or $55. The association schedules it ahead of Arizona Restaurant Week, so Carefree's menus come out first.
Participating restaurants listed on the association's site include these downtown spots, most within a short walk of the Pavilion:

- Pizzicata, 7252 Ho Road in Spanish Village
- Giordano's Trattoria Romana, 7275 Easy Street
- English Rose Tea Room, 201 Easy Street, Suite 103
- Black Mountain Cafe, 7211 E. Ho Road, Suite 23
- Venues Café, 34 Easy Street
- Tox Bar / Speedy Burger Tavern, 100 Easy Street
- Grind and Gears, 10 Easy Street, for coffee, espresso drinks and smoothies
Toward the edge of the district, the association also lists Brix Wines at 37636 N. Tom Darlington Road and Carefree Coffee Roastery at 7171 E. Cave Creek Road. Each restaurant sets its own Restaurant Week menu, so call ahead for format and hours.
The association describes Carefree's dining as "proudly independent and family-owned." The new owners of Los Portales say they want the same kind of tenants next door.
What has actually been decided at 99 Easy Street
The Town announced the change on July 1, 2026. Co-founders Ken Martindale and Sharon Aulicino lead Orchard Street Market, with Charlie Yamashita as operating partner. They plan to keep the building's architecture, stained-glass dome ceilings and archways. The upper level would hold a fresh market and artisan makers, and the lower level would hold restaurants, wine bars and what the Town's release calls "experiential concepts." In The Foothills Focus, the founders said they will look for Arizona-based businesses, independent chefs and artisan food producers rather than national chains.

The Town Council approved the sales tax development agreement 7-0 on June 2, 2026. The draft minutes from that meeting list the main terms:
- A minimum developer investment of $2.2 million. Martindale estimated the total private investment at more than $5 million.
- A minimum taxable sales threshold of $2.6 million.
- A completion deadline of July 1, 2028.
- Public restroom availability and retail occupancy requirements.
- A total incentive package capped at $1.3 million, made up of fee waivers, a blight-removal grant, and construction and sales tax reimbursements.
At the same meeting, the council also passed a resolution on creating new parking to support retail in the village center redevelopment area and keeping spaces on Easy Street next to retail buildings.
The 2028 deadline is the only firm date so far. No opening date has been announced, and architectural plans were still being finalized when The Foothills Focus reported on the project. Martindale said the first visible sign of progress will be construction, starting with demolition and a finished shell before vendors build out their own spaces. The project's website is still recruiting purveyors.
The shops in between
Current Los Portales tenants are deciding where to go next. The Town said it would work with the owners and tenants on ways those businesses might stay in Carefree if they want to.
From August 1 to September 18, Visit Carefree ran a campaign called Charm Your Way. It was pitched as a chance to support Los Portales businesses before some of them relocate or close.
Carefree Collective is a vintage and gift shop run by its owner, Joycelee, in Suites 201–205. It has been at Los Portales for nearly five years and took a second space last year. A Town profile posted about two months ago said the shop will move because of the redevelopment, and its new location had not been decided. Thunderbird Artists Gallery's website announced a move and a temporary closure but still gives 99 Easy Street as its address. The Charm Your Way listing placed the gallery at Los Portales for August and at the Sundancer Building, 7202 E. Ho Road, Suite A2, for September. Neither business has posted a permanent new address, so call before you go.
Two small additions in the Gardens
If you walk the Desert Gardens on a market morning, two recent additions are worth a look. One is a storm drain along Ho Hum Road, now painted with a Gila monster and the words "Do Not Dump, Drains To Wash." The other is a Liberty Tree near Wampum Way, with patriotic quote signs leading to it from Ho Hum Road.
